If I purchase a Bosa Properties home today, when do I begin making deposit investments?

This of course depends on the community in which you are considering ownership and this community’s respective deposit requirements. Typically, we at Bosa Properties require an initial deposit investment of 5% of the Purchase Price at the time of purchase, an additional 5% in 30-60 days, and the balance of deposit required in 180 days. Please consult one of our sales representatives for the specific requirements of our various communities.
 

What is the difference between a Purchase Date and a Completion Date?

The Purchase Date refers to the date you sign your Agreement of Purchase and Sale. The Completion Date is the day prior to you receiving your keys, when the legal transfer of ownership between Bosa Properties and yourself as Purchaser occurs.
 

When do I begin making my mortgage payments?

Your mortgage payment would commence after your Completion Date.
 

Are my deposit investments secure?

All deposit investments are held in an independent stakeholders trust account, and are protected. These funds cannot be used by a developer in BC unless that developer separately protects these funds by entering into a bonding agreement with an independent third party.

We see ourselves firstly as a builder, and then as a developer. Moreover, we build our own properties, unlike most development firms who contract-out the construction work to a general contractor. We have close to 350 men and women who come to work each day to craft a home for you.

We’re fully integrated
Not only do we build our own homes, we have our own development management, finance, sales and marketing, and Customer Care departments — all in-house. This is important because it means we have a greater amount of control over the communities we design and build, and greater control over how we service you as a homeowner.

What type of warranty does Bosa Properties offer?

Do you offer financing?

While Bosa Properties does not offer in-house financing services, we do negotiate on our Purchaser’s behalf some of the best mortgage terms available in the industry. Over the years we at Bosa Properties have developed excellent relationships with the mortgage industry, and are able to leverage these relationships for our Purchaser’s benefit. Do I need an appointment to visit the Discovery Centre?

Absolutely not! Our Discovery Centres are open daily from 12-5pm to serve you, and we look forward to seeing you soon.
 

Do I need a realtor?

We at Bosa Properties have some of the most skilled and knowledgeable representatives in the new home industry available to assist you, whether you choose to work with an independent realtor or not. No, you do not need to have a realtor in order to experience what Bosa Properties has to offer. However, should you wish to bring your realtor along, we’ll be certain to provide them with all of the information they’ll need to assist you with your purchase decision.


I’m working with a realtor and considering the purchase of a new Bosa Properties home – does my realtor need to accompany me on each visit I may make to your sales office?
Absolutely not, we would however ask that your realtor accompanies you on your first visit, so we can ensure that you both have all the information you’ll need to make an informed purchase decision. After that, please feel free to visit us on your own or with your realtor — it’s entirely up to you.


How does my realtor earn his/her commissions?
During your first visit with us, we will register you and your realtor. Should you purchase a Bosa Properties home, your realtor will earn his/her commission provided that your realtor accompanied you on your first visit, and provided that your realtor was an active participant in your purchase experience. We at Bosa Properties are responsible for paying your realtor —you as the Purchaser are not responsible for the payment of commissions — unless of course you have made some other arrangements with your realtor.


I am not currently working with a realtor, but am considering the purchase of a new home from Bosa Properties. Am I required to bring a realtor with me?
Absolutely not. If you prefer to have a realtor assist you with matters, they are of course welcome; however we do not require it. Please know that, should you choose not to have a realtor assist you with your purchase, our project representatives will provide you with the highest level of service possible to ensure that you have all of the information you deem necessary to make an informed purchase decision. Our Bosa Properties representatives have a legal duty to provide you with clear and accurate information on the new homes we have available. In fact, our project representatives very likely have the most up to date information on the local market, as a result of their active involvement in the particular neighborhoods in which they’re working.

Is there customer service after I buy and what is included in this service?

Bosa Properties offers a fully-integrated Customer Care department who is here to handle any of your warranty related requests. Our Customer Care department also works closely with the Strata Corporations and Property Management companies to ensure that project maintenance and common area deficiencies are handled to your satisfaction.
 

What type of taxes are involved with the purchase of a home?

The purchase of new real estate here in B.C. requires the payment of both the Property Transfer Tax as well as GST. For detailed information on rates, rebates and policies concerning these taxes, we’ve provided you with the following helpful links:

Is there a referral program and if so, how does it work?

Approximately 20% of all new homes we sell are sold to people who are buying a repeat Bosa Properties home or who are referred by an existing Bosa Properties homeowner. We’re of course very gratified that so many of our valued clients heartily recommend us to their friends and relatives, and we’re pleased to reward the referral of this valued new business – we call it our Make A Friend A Neighbour, and you’re invited to speak with one of our sales managers at our various communities to learn more.
 

Does Bosa Properties offer customization of my new home?

We work with some of the countries most respected and skilled interior design firms to ensure that each of our homes offers a leading level of interior styling and quality, and work very hard to ensure that our home designs offer optimal livability and value. As a result, very few of our home owners actually choose to customize their home. Time to time however, we will receive requests from a home owner to customize certain aspects of their new home, and we are generally happy to oblige. If you have some specific requests concerning the purchase and customization of a new Bosa Properties home, you’re encouraged to speak with one of our Sales Representatives who will be pleased to assist you.
