We’re very proud of the relationships we’ve built with some of BC’s most respected realtors, and value the trust and support of the realtor community. To give you a better understanding of the role of realtors who work with Bosa Properties, we’ve developed this brief Q&A.
I’m a realtor that is considering bringing my client to view a Bosa Properties community – what should I know?
Firstly, you should know that we welcome our valued realtor partners with open arms, and are of course pleased to work with new clients regardless of whether they’re working with a co-operating realtor or not. Secondly, we value the relationship you have with your client, and will always respect that relationship.
How is a realtor commission earned and protected?
While accompanying the client on all visits they may make to our respective sales office is not mandatory, we would respectfully request that our realtor partners join their clients on their first visit, to ensure that the realtor partner is registered alongside the client in our system. At such time that a client chooses to proceed with the purchase of one of our homes, we would expect that the realtor partner is an active participant in the process and have done all they can do to provide the home owner with good counsel and advice. All contract paperwork would be sent to the clients via the realtor partner’s agency, and the realtor partner is of course expected to be responsible for the stewardship of contracts, documents, subject removals, deposit installments, etc.
When does Bosa Properties pay commissions?
While our deposit structures can vary from community to community, we conventionally provide our co-operating realtor with a minimum of 50% of the earned commissions at such time that all deposit payments required under the contract have been invested, with the balance paid at completion. However, because of the great number of homes we sell during a pre-sale campaign, and because the length of time between purchase and completion on a typical tower may be protracted, we often accelerate the payment of all commissions once all deposits have been received from the purchaser. What is the most compelling reason realtors choose to introduce their clients to a Bosa Properties home?
Quite simply – peace of mind. Time and time again our realtors tell us that they sleep easy when recommending a Bosa Properties home, for they know that their clients will be happy when they take possession of their new home. We have an industry leading record for construction quality, and a responsive Customer Care Team who ensure that, in the unlikely event of a problem or deficiency, that all is resolved quickly and painlessly. This of course means that our clients rarely if ever involve their realtor at completion, because things progress smoothly. You can feel confident when you put your good name beside ours.
Can realtors accompany the homeowner during the pre-completion orientation?
Absolutely. In fact, we prefer it; this pre-occupancy orientation is our opportunity to show the client and realtor first-hand the quality that has been built-in to your home.
